We will complete a routine Inspections every 3 months. With every inspection you will receive a detailed report with photos attached. The report will confirm the state the property is being kept in and report back on any maintenance or issues found at the time of our inspection.
We offer our Tenants multiple payment options to suit their individual circumstances, weekly, fortnight or monthly. We finalise the monthly account on the last day of each month and disburse the rent to you. If a disbursement date falls on a weekend or public holiday the disbursement will be completed on the business day immediately prior to the scheduled disbursement. With every disbursement you will receive a statement confirming rent received and confirmation of any expenses paid on your behalf.
Absolutely, we need to provide the tenant with a minimum of 7 days notice so if you contact and let us know we will arrange a suitable time to take you through.
Yes you can, as long as your property is both water efficient and individually metered. If your property meets the necessary requirements our office can invoice the tenants for the water used. Note - tenants cannot be charged the fixed charges, as the Local Water & Sewerage Authority Account must remain in the owners name and tenants are only invoiced for their share of the consumption charges.
If there is a maintenance issue, either identified by us during a regular inspection or by the Tenant, we will notify you immediately and request instructions on how you would like to proceed. If you have provided us prior approval via a maintenance limit agreement we will automatically organise the necessary repairs on your behalf and provide you with a copy of the invoice, once received. We will confirm if you are happy to have a maintenance limit when we first take over management and these limits can be updated at anytime.
Yes, as part of our service we can pay your rates, water and body corporate accounts on your behalf. If this is something you would like to do, simply let us know and we will help you get this set up with your provider.
